1.Introduction

These Terms of Service ("Terms") govern your use of the Host Smarter website and the personalised dashboard, insights, and reporting services provided by Senti-Consulting ("Host Smarter," "we," "us," or "our").

By accessing or using our website or services, you agree to be bound by these Terms and by our Privacy Policy, which explains how we collect, use, and protect your data.

If you do not agree to these Terms, please do not use our services.

2.Eligibility

You must be at least 18 years old and legally able to enter into a contract to use Host Smarter. By registering, you confirm that the information you provide is accurate and complete, and that you have the authority to act on behalf of any entity you represent.

3.Services Provided

Host Smarter offers short-term rental property owners or managers data-based insights, recommendations, and market analysis, personalised to your Airbnb listing.

We collect and analyse public listing data and the responses you provide during onboarding to deliver insights via a web-based dashboard and downloadable PDF report. All guidance is intended to assist you in improving your listing performance and hosting decisions.

We do not offer listing automation or booking management services, and you remain responsible for applying any suggestions we provide.

4.Subscriptions & Payment

• Starter Insights Plan: Our essential package that analyzes your property's market position and guest appeal. Includes location review, market analysis, 4 key guest types, listing evaluation, and photo strategy to help you understand your property's potential. 7 Days Dashboard access
• Target Coach Plan: Our comprehensive optimization package that takes your listing to the next level. Includes detailed market analysis, 12 key guest types with deep insights, SEO-ready listing rewrite, complete photo strategy, and targeted amenity recommendations to boost your bookings. 30 Days Dashboard access.
• Add-on Services: Our premium full-service package for maximum revenue potential. Includes everything in Target Coach plus seasonal pricing strategy, 15 key guest types, local partnership recommendations, booking settings optimization, and a month-by-month actionable growth plan. 1 Year Dashboard access.

All sales are final. No refunds will be provided once your report has been generated and access granted to your dashboard.

5.Data Collection & Use

We collect publicly available data from your Airbnb listing and any responses you submit during the onboarding process. We also log anonymised usage data including page views, downloads, and actions within the dashboard.

Your data may be used in anonymised, aggregated form to train models, improve our services, and generate market benchmarks. If you wish to opt out of this, you may write to us at support@host-smarter.com.

All personal data is handled in accordance with applicable data protection laws, including the GDPR.

6.Data Hosting & Third-Party Services

Our data is hosted on secure international servers. We may use third-party platforms (e.g. AI providers, payment processors) to deliver certain aspects of the service. We do not explicitly disclose these providers unless legally required.

7.Access, Accounts & Sharing

You may access your dashboard using a unique login. You are permitted to share your insights with up to two other named users. You are solely responsible for any access you provide.

The dashboard is not downloadable; however, a PDF summary of your insights is available for download.

8.Intellectual Property

All content, reports, recommendations, insights, and analytical outputs remain the property of Senti-Consulting. You are granted a non-exclusive, non-transferable, revocable right to access your personalised dashboard and download your report for your internal use only.

You may not redistribute, resell, reproduce, or use any part of the service or its outputs for commercial purposes without our written permission.

9.Disclaimer of Warranties

All insights and recommendations are based on our best interpretation of the data available. While we use tested techniques and technologies, we make no performance guarantees of results, increased bookings, revenue, or visibility.

Host Smarter does not accept liability for any loss, damage, or business impact resulting from the use of its services, including the application or misapplication of any recommendations provided.

Use of our service is at your own risk.

10.Limitation of Liability

To the maximum extent permitted by law, our total liability for any claim shall not exceed the amount paid by you for the service in the preceding six months. We are not liable for any indirect, incidental, or consequential damages.

11.Modifications

We may revise these Terms at any time. If we make material changes, we will notify you by email or through the dashboard. Continued use of the services after changes are made constitutes acceptance of the new Terms.

12.Termination

We may suspend or terminate your access if you breach these Terms. You may cancel your subscription at any time, but no refunds will be issued after report delivery.

13.Governing Law & Jurisdiction

These Terms are governed by French law. Any disputes arising from these Terms or the use of our services shall fall under the exclusive jurisdiction of the courts of France.
